What people actually
come to us about.

Nobody goes looking for a contractor in the abstract. These are the three things we hear first, and what we do about each of them.

Survey and soils first

Topography, soils, the water table and where the rock is. What comes out of the ground decides the foundation, and the foundation decides a great deal of the budget.

By-right, before design

Zoning, setbacks, height, coverage and any overlay. We establish the envelope you are allowed to build inside before anybody draws a house that will not fit in it.

Services to the street

Water, sewer or septic, power and gas: what is at the kerb, how far it has to run and who owns the easement it crosses.

The finish level is chosen, not discovered

Essential, Signature or Estate, agreed before pricing. Two houses the same size can differ enormously and the difference is almost entirely selections.

Allowances become selections

An allowance is a placeholder for a decision nobody has made. We turn them into named products with real prices before the slab is poured.

Change orders are a document, not a conversation

Priced, signed and dated before the work happens. You never learn what something cost after it is built.

One firm, one contract

The drawings and the building are the same company. There is no seam for a problem to fall into.

Our process

How a new build actually runs.

Six stages, in order, with what you get at the end of each one. Nothing here starts until the stage before it is finished and signed off — which is the whole reason the schedule holds.

The lot

Survey, topography, soils, utilities, easements and zoning. What can be built here, where on the plot it can sit, and what it will cost to get services to it.

A by-right study and a site plan.

Programme and concept

How you live, written down before it is drawn: how many bedrooms really, where you eat, whether you entertain, what you own. Then massing and orientation against the sun and the view.

A brief you have signed off, and concept plans.

Design development

The plan resolved room by room, elevations developed, and the structural idea settled. Specification level is set here, because it is what a builder's price actually depends on.

Engineering and permit

Structural, and whatever else the jurisdiction requires. Full construction set, stamped, submitted, and carried through review.

Build to weathertight

Site work, foundation, framing, roof and envelope. Selections continue in parallel on a schedule, so nothing on site waits on a decision.

Fit out and certificate

First fix, insulation, plaster, second fix, joinery, finishes, external works. Then commissioning, final inspections and the certificate of occupancy.

Selection & finish levels.

Two rooms of exactly the same size can cost dramatically different amounts, and the difference is selections. Cabinetry, countertops, tile, fixtures, lighting, appliances, doors, trim and hardware all move the number. These three tiers give us a shared language, so when you say “a $50,000 kitchen” we can talk immediately about what that realistically includes.

What moves the number

Where the cost actually goes.

We do not publish prices, because a price quoted before the drawings exist is a number that changes. These are the four things that decide it, so you know what you are choosing between.

The lot itself

Slope, rock, trees, soil and how far the services have to come. Two identical houses on two lots are not two identical prices.

Size and shape

Square footage matters; so does the number of corners. Complexity costs more per foot than area does.

Specification

The single largest controllable variable, and the one worth the most conversation before design is finished.

Site access

Whether machinery and deliveries can reach the building position affects nearly every trade.

Common questions

About new build work.

Do I need my own architect?

Not with us — design and drafting are in-house, which is what design–build means. If you would rather bring your own architect, we will build from their set and say so honestly if we think something in it will not work.

How do you price a new build?

From a developed set and a written specification, not from a square-foot rate. A rate quoted before the drawings exist is a number that will change, and everyone knows it.

What about the lot — can you help find one?

We can tell you what a lot you are considering will actually cost to build on, which is usually the more useful question. Slope, access and services are the things that turn a cheap lot into an expensive house.
