A two-storey custom house at design stage. The roof is a single slope lifted toward the view and carried out past the wall on a deep timber soffit, so the underside of it becomes the ceiling of the entry. Dark board runs the length of the elevation with cedar used where the building is meant to feel warm — the entry bay and the upper volume — and the glazing beside the stair is taken the full height of both floors so the staircase reads from the street at dusk. Drawings are being developed; nothing has been submitted for permit yet.

Design–build means the drawings and the building are one firm and one contract. Our designers and drafters work in house, on the same floor as the people who will build it — which is why a detail that cannot be built gets caught on paper rather than on site. If you are already working with an architect or an interior designer, we build from their plan set just as happily; the coordination is the same either way.
Space planning, layouts and selections
Where the room goes, how you move through it, and what it is made of. Kitchen and bath layouts, cabinetry configuration, flooring and lighting concepts, finish and material selections — developed with you rather than handed to you.
The complete plan set, drawn in house
Plans, elevations, sections and schedules. Construction drawings that the trades, the subcontractors and the permitting authority all work from, so nobody on site is guessing what was meant.
Stamped by a licensed engineer
When the work touches the structure — a load-bearing wall, a large opening, a second storey — the plan set goes to a licensed structural engineer for calculations and a seal before it is submitted.
Submitted, reviewed, approved
We manage the submission and coordinate any revisions the city asks for, so the project clears review cleanly and you are cleared to break ground.
